Submittal Review Basics

An owner of an audio/visual equipment rental business has hired an architect to design a warehouse with a retail rental office in the front. During CD submittal review, the architect discovers that HVAC equipment chosen for the building’s roof will weigh more than previously estimated, and, unless a lighter option is found, there will be a need for a minor structural redesign. The contractor, having selected and presented the heavier-than-expected roof-mounted equipment needs direction from the architect quickly if he is to make the project construction schedule because the HVAC equipment the contractor has selected to meet the specifications requires a long lead time. If the architect fails to approve the HVAC equipment the schedule could be delayed by as much as one month.

Which is the best choice for the architect’s response?

A. Stamp as "approved"

B. Stamp as "rejected" - request contractor review design & accept one-month project construction schedule delay

C. Stamp as "reviewed"

A member of the inaugural NCARB Professional Practice Scholars program, he has served as the local AIA chapter president, has won two design awards for his architecture, and has won three more awards for his teaching.
